IMPORTANCE OF DURABLE BUILDING


Define the level of ambition


From its mission "guided by emotions, inspired by beauty and creativity, supported by experience, sustainability and context" sustainable building is a major pillar in the objectives of Conix Architects.

In our projects the required opportunities for sustainable building (dubo) are more and more created by:
- strengthening of the regulations,
- the increase of specific knowledge,
- the widening of the environmental awareness,
- and growth of the combativeness on all parties in the construction.
Passive or low energy buildings are thereby inextricably linked.
Comfort of living, short and long-term economic and ecological aspects and social relevance are important principles for all the projects of Conix Architects.

SUSTAINABLE BUILDING FOR DESIGN & EXECUTION


Awaiting a general definition of 'sustainable building', here are some suggestions by topic to fix their own ambition level, as a start for developing a durable concept. Some suggestions are quantifiable, other are not. Of course the actual ambition level will be fixed in consultation with the client.

- In the first place, sustainability means how to deal with the city, (also, in particular in function of the rural areas), being economical with the area, focus on accessibility, respect for the increased, the history, heritage,

- In the second place , sustainability means: creating spaces which apart from functioning properly, also are pleasant and comfortable, with more than facilitated dimensions, what sits well lasts long, and is respected,

- Sustainability also means building with sustainable materials (sustainable raw materials, sustainable production methods, favourable energy balance),

- Sustainability also means dealing cautiously with energy and water, or with the maintenance and consumables involved on buildings,

- Sustainability also means reusable, recyclable, in the course of time a structure has to absorb different functions, should be able to transform, metamorphomise, and after 300 years, the materials should still be able to be recycled.

Thorough functional analyses and construction costs are more than with ' normal' buildings decisive in determining the feasibility of sustainable building in a project. Subsidies, deserving times and life cycle costs, but also long-term maintenance strategy and ambition play a major role.
Each party concerned must take up their own angle and responsibility in cooperation with an interest in a successful result. Investors, authorities, architects, advisors, contractors, suppliers, residents, users, managers, local authorities.
The devices, which now and in the future are at the disposal and come from society, will have to be an opportunity for a fully integrated approach of sustainable building.
